What is Lark Central Florida?

It’s a high-quality Orlando apartment community designed especially with University of Central Florida students in mind. Lark features a variety of spacious, furnished apartments plus a full set of community features such as a clubhouse, pool, fitness center and more.

Is Lark part of the University of Central Florida?

Lark is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark pays a flat rate that includes:

  • Furnishings
  • Electricity ($35 monthly allowance)
  • High-speed Internet
  • Water/sewer, trash disposal
  • Washer and dryer in each apartment
  • Community features – pool, fitness center, clubhouse, etc.

What size are the homes at Lark?

The spacious accommodations at Lark range range from studios to 4-bedroom apartments and townhomes, with private bathrooms for each bedroom.

Are the homes furnished?

Yes, all apartments at Lark have a furniture package that includes a full XL bed, dresser, desk and chair in each bedroom, a sofa, coffee table, entertainment stand and HDTV in each living room. Plus, all residences also include bar stools. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 12, 2023 to July 24, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Lark. Normal payment deadlines will continue to apply.

Is Lark open to non-students?

Nearly all the residents at Lark are students at the University of Central Florida. The per-person contracts are also designed with students in mind. Nonetheless, Lark is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.

What kind of safety and security are provided?

Lark has fire sprinklers, electronic access for the community and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark Central Florida is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Lark offers optional reserved parking in a parking lot or covered garage, for an additional charge. Limited guest parking is also available.

What other transportation options will I have?

Lark is located one mile from the UCF campus, and is served by a free, dedicated UCF shuttle bus that runs to and from Millican Hall every 15 minutes from 6:30am to 10pm on weekdays when school is in session. Three Lynx bus lines also stop just across the street from Lark.

The first regular rent installment and annual administrative fee are due August 1, 2023. Approved guarantor or alternate partial prepayment required.
